How long does downsizing a home take?

Longer than most families expect, but not as long as it feels. A realistic timeline, and how to fit it around a date you cannot move.

The short answer

For a family doing it themselves on weekends, a full family home commonly takes two to three months from the first sort to an empty house. With a professional crew doing the work, the same job is usually a matter of weeks, and the move itself is often a single day.

Most of the time goes into the sorting, not the move. The move is fast. Deciding what happens to forty years of belongings is slow.

A typical timeline

Here is roughly how a full family home comes together when it is planned well:

Eight to twelve weeks out. The conversation with your parent. Measure the new place. Tell the rest of the family to collect their things.
Six to eight weeks out. Start sorting the easy rooms: linen closets, bathrooms, garage, shed.
Four to six weeks out. The kitchen, spare rooms and basement. Book donation pickups and any resale.
Two to four weeks out. The main bedroom, living and dining rooms. Final furniture decisions. Photos and keepsakes, slowly.
The last week. Pack what is coming.
Moving day. Move, unpack and set up the new home.
The week after. Clear what is left at the old house and clean it.

What slows it down

Volume. A full basement and garage can double the job on their own.
Decision fatigue. Sorting sessions longer than a few hours stop being productive, especially for an older person.
Family. Siblings who need to weigh in on every piece, or who have not collected their own things.
Distance. Families living away can only work on the house on visits.
Selling. Trying to sell furniture online is slow and often ends in donation anyway.

When the date is fixed and close

A retirement suite that becomes available on short notice, a house sale that closes sooner than expected. It happens all the time.

When time is short, flip the order. Move first, sort later. Choose what is going to the new home, move it and set it up so your parent is settled. Then deal with the rest of the house afterward, when the pressure is off. It keeps the part that matters most from being rushed.

For most apartments, condos and retirement suites, packing, moving and setting up can be done in one day. A large house may take two.

What is the least amount of notice you need?
